  • Shawnee City Commission: Retail development moving forward

  • Shawnee City Commission will hold a public hearing and consider an approval of a Planned Unit Development located at the southwest quarter of I-40 and Kickapoo Street for commercial use at a meeting scheduled Monday at 6:30 p.m. at City Hall.

  • Shawnee City Commission will hold a public hearing and consider an approval of a Planned Unit Development located at the southwest quarter of I-40 and Kickapoo Street for commercial use at a meeting scheduled Monday at 6:30 p.m. at City Hall.
    Phyllis Loftis, city clerk, wrote in a memo that during the public hearing, any interested citizen of Shawnee will have the opportunity to appear and be heard with regard to the Planned Unit Development.
    The applicant is requesting Planned Unit Development and Preliminary Plat approval for a commercial development consisting of approximately 42 acres. The proposed development is to occur in two phases with phase 1 to be around 19.4 acres and around 144,500 square feet of commercial (retail and restaurant) development. A total of nine lots are proposed, with seven lots as part of the first phase.
    The planning commission recommendation is to approve the Planned Unit Development but with several conditions including, but not limited to, conditions regarding sidewalk usage and design.
    The developer, Hunt Properties, Inc. has signed a tax rebate agreement with City of Shawnee officials.
    The sales tax rebate agreement states the developer, Hunt Properties, Inc., intends to construct a retail development with an investment of approximately $20 million and projected annual sales of approximately $30 million when fully developed, designated as the Shawnee Marketplace.
    The sales tax rebate agreement states, “City hereby agrees to provide to Developer, in the form of a rebate, an amount not to exceed $3,750,000 in sales tax generated exclusively from the Project.”
    Another agenda item for Monday night’s meeting is consideration of a Preliminary Plat for Shawnee Marketplace Planned Unit Development.
    A consent agenda item is to authorize staff to advertise for bid on the parking lot and drive improvements for the Municipal Swimming Pool project.
    Several other public hearings will be held at the meeting including approval of a conditional use permit in C-4 zoning located at 6 West Main under applicants Rob and Misty Hardison.
    Another public hearing is for an ordinance to rezone property located at 8 and 12 East MacArthur from C-1; neighborhood commercial to C-3; automotive, commercial and recreational district under applicant James T. Kerr.
    Another is for an ordiance to rezone property located at 3720 N. Bryan from R-1; single family residential to R-E; residential estates district under applicant Janice Percell.
